Strategic Approach

Arena House was owned by a local business operator for many years who had decided to retire. This part brick, part single story warehouse office building was strategically located 1 minute from Angel Islington station. The units were partially run down, the layout and design was inefficient and despite being in a condensed part of the road the site offered potential for a well designed increase in massing if neighbouring light impact could be overcome.

Value-add Plan

The Apex team immediately undertook the necessary planning, design and cost reports to assess the sites potential and after meeting the attached owner several times agreed the purchase. A local planner was instructed and a ‘connected building’ design approach was established to avoid neighbouring light impact. Following ongoing discussions with the planning officer the team received permits within 12 months for a part 4, part 6 storey new build scheme with 8 luxury apartments and 10k sq. ft. of new media office space.
