Strategic Approach

A rare site in that it was only 1 minute from Kings Cross underground yet remained as a single storey vacant warehouse with a run down office frontage. This was because the site was very constrained being narrow but deep, and boxed in as part of a terraced parade. However, the partners felt that as part of the larger Kings Cross redevelopment drive for office space, a development with an increased build envelope could be pushed and a change of use justified.

Value-add Plan

The partners worked with their professional team to produce 2 schemes of value with the purpose of driving home the acceptability of a development in principle. After working with the local authority throughout the planning stages, permission was granted for new build office scheme over 5 floors that saw 2 buildings connected at ground and basement level to maximise the floor plate efficiency and rinse out the highest value whilst working within the site constraints. The team are are in pre- construction stage with development expected to begin mid 2022.
