Strategic Approach

A rare site in that it was only 1 minute from Kings Cross underground yet remained as a single storey vacant warehouse with a run down office frontage. This was because the site was very constrained being narrow but deep, and boxed in as part of a terraced parade. However, the partners felt that as part of the larger Kings Cross redevelopment drive for office space, a development with an increased build envelope could be pushed and a change of use justified.

Value-add Plan

The partners worked with their professional team to produce 2 schemes of value with the purpose of driving home the acceptability of a development in principle. After working with the local authority throughout the planning stages, permission was granted for new build office scheme over 5 floors that saw 2 buildings connected at ground and basement level to maximise the floor plate efficiency and rinse out the highest value whilst working within the site constraints.
